CHEKLIST FOR RENTING A HOUSE

blog.by C21 Caribbean blog.datep 11/05/2022

1. Papers

Landlord: Look for all the documents related to your property and keep them in a folder, in good condition. For any procedure, it will be necessary to present your valid official identification, from your country; in Mexico, it is the INE credential. It can also be your passport or your professional ID. Other documents are: Copy of the deeds or property title. CFDI (Digital Tax Receipt by Internet) for properties deeded from 2014. Copy of the last property tax payment, last electricity bill, last water bill.

All documents must be legible, not damaged or cut. Although not all these documents can be used to rent the property on your own, it is important to have them at hand, since, if you try to list your property in a real estate agency, all of them will be requested.

2. Money

It is essential that you have a certain amount of money saved to avpid being unprepared, due to administrative and notarial expenses. If you are a landlord, invest your saved money in improving your property to deliver it in optimal conditions. If you are a tenant, you can use this money, (depending on the landlord or the real estate agency), in a socio-economic study, lease contract and definitely, in moving and decorating your new home.

3. Conditions of the property

Landlord: It will be better to make any adjustment or adaptation, before renting the property. Remember that love is born from sight. You will have more opportunities to rent your property if it looks clean and in good condition. Fixtures, landscaping and painting details should be considered for repair before listing the property or before attempting to rent it.

4. Services in the place of lease

Today it is essential to have drinking water, electricity, sanitation, garbage collection and public lighting services. Please, you as a tenant, do not accept less. We all have the right to decent housing and our security. Although there are some exceptions, such as sustainable houses, which have solar panels, for example, as well as dry toilets and other renewable energy alternatives.

5. Location

Tenant: Avoid areas too far from civilization, and more, if you do not have a means of transport. Survey the area where you want to live, there should be at least one place to buy groceries, a pharmacy and a hospital nearby. Find out about transportation you can use to get to your workplace or school, and if the location is convenient. Also investigate on your own and ask among the neighbors if it is a safe area or if it is a problem area. The place must be in non-contaminated or risk zone areas.

Landlord: Show and highlight the landmarks that are near your property, such as parks, shopping centers, self-service stores, restaurants, clinics, etc. You can even suggest some transportation routes to get around the city for these new tenants.

6. Precision

There will be single people who want to rent a space, couples, families and people with pets. To avoid any setback, it is necessary to be clear when reaching an agreement or signing a contract. Some landlords for rent do not allow visits or they do, but at certain times of the day. Others do not allow pets, or they do, but not inside the house or apartment. And a few more do not accept children. It is essential to be honest when specifying what the tenant wants to rent the place. It is also the responsibility of the tenant to answer truthfully, giving their data and general information and complying with the provisions of the contract to be signed.

7. Payment method

Time passes and with it, the ways of doing things are modernized. For some customers it is no longer comfortable to carry cash or they feel safer when paying with their card for any type of service. Give your tenants the opportunity to pay in cash, by bank deposit or by transfer. It is a great relief for both parties to manage through deposits or transfers when there is not enough time to pay the rent directly to the landlord or collect the money at the rented house.
